We recognise that each landlord has different needs and can adjust our marketing strategy to meet individual requirements. Each member of our team is fully trained in all aspects of property management and we undertake regular reviews of our services to ensure our high standards are maintained and that you, the landlord, receive the excellent service and tenant management you expect from us. We require all tenants to pass our strict vetting procedure before they are accepted and we do not allow anyone to occupy a property without having been subject to this process. We will also penalise any tenant failing to declare all adults occupying the property. Potential tenants viewing vacant properties will always be accompanied by a member of our staff and, as a matter of security, we do not provide keys to viewers. We are also more than happy to answer any questions raised during a viewing. Landlord InventoriesWhilst the tenancy deposit scheme has now been introduced and is running smoothly, 'The Inventory' is one area which is often still not fully addressed or understood. We know that you are busy and we are keen to make this area of letting as simple and quick as possible while providing the best choices available. Landlords must be aware that the tenancy deposit scheme is evidence based and it is therefore imperative that an Assured Shorthold Tenancy agreement is accompanied by a detailed inventory/schedule of condition to use the tenancy deposit scheme. The Dispute Resolution Service (including the courts) cannot make a decision without an inventory. Since the introduction of the new scheme, it is easier for tenants to dispute a deposit claim and raises the likelihood of a dispute occurring. It is important to remember that the deposit is always the tenants and the assumption will be that the tenant receives the money back unless the landlord can provide proof that this entitlement has been revoked. As there is no hearing during a tenancy dispute, all evidence is paper based and there is no appeal. This means that even though there is no legal requirement to produce an inventory, a good one is absolutely essential. There is no guidance or official method on how an inventory should be produced yet any claim against a tenant can only be supported by information detailed on an inventory. The better the inventory, the better evidence you have to support any claim.
