CityLets Environmental PolicyWe at CityLets believe in doing everything we can to play a part in protecting the environment and have made it our policy to recommend environmentally friendly products in order to reduce energy consumption and associated costs. For instance, we suggest installing a shower in place of a bath to save on water consumption and energy. Ageing central heating systems with water tanks are much less economic and more expensive to run and much of the power is wasted on heating water which isn't used. In addition, we make landlords aware of current regulations such as installing condensed boilers which are more energy efficient and replacing windows with K glass. We also assist landlords with any government grant schemes which may be available to tenants for insulation work to their property. Where properties have gardens we recommend that landlords keep the design and layout as simple and manageable as possible to reduce the use of powered tools and excess water used in maintenance. Currently, we are working closely with our landlords to consider ergonomically designed layouts of household appliances that will help reduce the need for energy consumption. We know we cannot change the world but we believe we can implement small changes which will not only contribute to helping the environment and reducing energy consumption but will also help to lower your bills. Social Housing PolicySocial Housing in LiverpoolTaking the first step onto the property ladder is becoming increasingly difficult without parental support, leading to buyers borrowing beyond their means or agreeing loan periods in excess of twenty-five years. CityLets has identified this above all else as the major barrier to entering the housing market. This has led to letting, in some cases, becoming the more attractive option and with this in mind we are working with landlords to provide quality housing that is well maintained whilst keeping costs low. We work hard to ensure that the property you occupy is in good condition, clean and well presented. In the event you have a maintenance issue, we are pro active in securing contractors to put it right. At times your home may require an upgrade or improvement and we will work hard with you, with the agreement of the landlord, in securing that improvement. Some matters are a legal requirement for the landlord to comply with, such as Gas Safety Register Certification and we will ensure they are done in accordance with the legal framework. Unlike many property management agents, we do not advise against landlords accepting tenants on benefits. We fully believe that the decision is the landlords and have been witnessing a noticeable increase in lettings to tenants in receipt of benefits. We are working with landlords in developing a strategy of matching rental yields to benefit payments and identifying properties that meet the criteria. In doing so, we are hopeful in building a relationship with the Housing Benefits office that will ensure speedier processing and lead to greater satisfaction for all parties. To successfully achieve this, we are working to eliminate imbalances of rent assessments given in areas where houses of similar sizes and type are given vastly different awards. The balancing approach of rent assessments given by the Sefton, Merseyside, West Lancashire and Knowsley councils will mean that investors will know how much, within a certain degree of accuracy, the rent award for a property type will be which in turn should lead to greater stability in terms of supply and demand in the rental market. |
