We are intent in providing a good level of customer service for the tenant and we can achieve this by:

  1. Ensuring the house is inspected and clean at the commencement of the tenancy.
  2. Deal efficiently and with speed any emergency and maintenance issues you have.
  3. Ensuring any requests for improvements are sympathetically presented to the landlord.
  4. Advising upon methods to keep utility bills low.
  5. Advising upon grant applications for insulating the house. Usually only applicable to tenants on benefits.

Our promise and goal:

We offer prospective tenants quality accommodation throughout the Merseyside region. We believe it is important that all our tenants are satisfied with their property and therefore, all properties available for rent will be clean, tidy and ready for occupation.

We are keen to ensure all maintenance issues are addressed quickly and efficiently for your enjoyment of the property throughout the tenancy. We have a team of approved contractors to meet general maintenance issues and emergencies.

When you move into a Citylets property, we inform the local authorities and utility suppliers (gas, electricity and water) on your behalf. This will save you time, effort and ensure you do not receive any utility bills which do not relate to your tenancy. You will be required to organize your phone and TV connection.

If you are interested in applying for one of our properties to rent, please follow the below instructions:-

NEW LEGISLATION - due to the changes in the law regarding tenancy deposits, we can offer the following options for tenants, subject to the Landlords approval:-

  1. NORMAL REFERENCING - each tenant is required to complete a tenancy application form. The cost is £90 for the first applicant and then £70 for each subsequent applicant. This charge is non-refundable but it does secure the property for you until all checks are passed satisfactorily.

    Once passed, the tenant is required to pay the first months rent and 1 months deposit on the day of move in. The deposit will be transferred into a third party government backed scheme until the end of the tenancy. There is an additional administration cost of £90 to transfer the deposit to and from the scheme but this charge can be deducted from your deposit.

  2. PAY NO DEPOSIT BUT GUARANTOR COMPULSORY - each tenant is required to complete a tenancy application form. The cost is £295 fixed for up to three tenants plus one guarantor. The guarantor needs to be in full time employment, a home owner and willing to guarantee your tenancy for the full term. The guarantor must provide evidence of home ownership by providing a least 1 copy of a mortgage statement or confirmation from land registry office. The charge is non-refundable but it does again secure the property for you until all checks are passed satisfactorily.

    Once passed, the tenant is required to pay the first months rent on the day of move in.

  3. PHOTO ID - all tenants and guarantors must provide copies of photo id (driving licence or passport) prior to the commencement of the tenancy.

  4. TENANCY - Assured Short Hold Tenancy for a minimum of 6 months.

  5. RENT - is due in advance and collected by Standing Order on a monthly basis.

  6. ADVANCE PAYMENT - referencing, rent and deposits (if any) must be paid prior to the commencement of the tenancy via cash or bankers draft. Please make cheques payable to CityLets (Liverpool) Ltd. Cheques have to be fully cleared before the tenancy can commence.

Tenant Deposit Schemes

Tenants:

From 6th April 2007, the Government is changing legislation to ensure tenants deposits are protected, so that:-

  • 1. The Tenants get all or part of their deposit back, when they are entitled to it
  • 2. Any disputes between tenants and landlords or agents will be easier to resolve.
  • 3. Tenants are encouraged to look after the property they are renting.

Due to the new legislation regarding tenants deposits, if a dispute arises which cannot be resolved then the Deposit Resolution Service will intervene. The main document which they will look at will be the inventory/schedule of condition, which the tenant signed when they moved into the property. CityLets offer a standard inventory as part of the service, but we now offer a more detailed inventory for £30, which includes a breakdown of every single item in the property from doors to light switches.
