When you move into one of our properties, we save you the time and effort of informing local authorities and utility suppliers by providing this as part of our service. You will only need to arrange your TV and telephone connection.

If you wish to apply for one of our properties, we do ask that you are aware of the following;
- New legislation- Due to changes in the law regarding tenancy deposits, we can offer the following options, subject to the approval of the landlord.
- Normal Referencing- Each tenant is required to complete a tenancy application form at a cost of £90 for the first applicant and £70 for each subsequent applicant. This fee is non-refundable and will secure the property for you whilst checks are carried out.
- Once checks are complete, we require the tenant to pay one month’s rent and one month’s deposit on the date occupancy begins. This deposit is then transferred into a third party government backed scheme until the tenancy ends. An additional administration charge of £90 applies to this transfer but this charge can be deducted from your deposit.
- Pay no deposit but guarantor compulsory- Each tenant is required to complete a tenancy application form at a fixed cost of £295 for up to three tenants and one guarantor. Guarantors must be in full time employment, be a home owner and be willing to guarantee the tenancy for the full term. We ask that the guarantor provides at least one copy of a mortgage statement or land registry confirmation to prove home ownership. This is a non-refundable fee but will secure the property whilst checks are being carried out. Once passed, the tenant will be required to pay one month’s rent upon moving in.
- Photo ID- Prior to the commencement of a tenancy, all tenants must provide copies of photo ID (passport or driving licence).
- Tenancy- Assured shorthold tenancy for a minimum of six months.
- Rent- Rent is due in advance and is collected via Standing Order on a monthly basis.
- Advance Payment- Referencing, rent and any applicable deposits must be paid prior to the commencement of a tenancy by cash or banker's draft. Cheques will need to be made payable to ‘CityLets (Liverpool) Ltd’ and have to be fully cleared before the tenancy can begin.
Tenant Deposit Schemes

From 6th April 2007, the Government is changing legislation to ensure tenants deposits are protected, so that:-
- 1. The Tenants get all or part of their deposit back, when they are
entitled to it
- 2. Any disputes between tenants and landlords or agents will be
easier to resolve.
- 3. Tenants are encouraged to look after the property they are renting.
